VALLEY FIRM WINS Townhouses OK'd LANDSCAPE AWARD Century Landscaping Contractors, Agoura, has been cited for its landscaping and site improvement work on the Pierce College library plaza in Woodland Hills. The grand award was made by the Associated Landscape Contractors of America. Fred Sperber and Robert Bailey of Century accepted the honor at ALCA's annual meeting and exhibit in Phoenix. The plaza was designed in an architectural class in the college taught by Martin Gelber. Landscape construction included installing planter walls, concrete steps and slabs, brick pavers, lighting, benches, plants and sprinklers.

The state Coastal Commission has granted Murray Weber of Weber Development Santa Monica, permission to build 82 townhouse units on the site of the old West-port Beach Club in Playa del Rey. Construction on the project, which will also be called the Westport Beach Club, will begin in about six months on a 3.67-acre ocean-front site at the foot of Trolley Way on the south side of Vista del Mar, Weber said. Sale prices have not been established. The approval carried with it a proviso that Weber make 35 of the 82 units available for summer rentals. He had originally wanted to build 121 units in three-story buildings, but a compromise was reached with five two-story buildings with 16 or 17 units in each building.

The architect is Ron Goldman, Weber added. Public access will also be granted to the 450 feet of ocean frontage and recreational facilities within the development, according to the developer. "Americans are kind of like rivers," he says. "A river will always follow the path of least resistance. It never really accomplishes much. An average American never really accomplishes anything, either But you can make a river constructive, can't you? You can build a dam. You can direct it and use its powers.

You can create success for yourself the same way, by directing your effort." Lumbleau comes across forcefully on the television screen. He's talking now about mind control. After all, he's saying, our minds are really the only things in this world over which we have absolute control. We can choose to think in positive terms. Or we can be negative.

"With practice you can get a negative thought out of your mind in 30 seconds," he says. 'Tomorrow morning you're going to wake up, go to the office, have a good word for everybody you meet. You're going to organize your day. You're going to think positively. When you hit the front door of that office, you're not going to have a problem in the world.

Tfour Success Will Grow' "For every positive action," he promises, "you'll get a positive reaction. For every negative action, you'll get a negative reaction. Out of being positive your success will grow." Lumbleau is rolling now. He's talking about success habits. People are unsuccessful because they haven't developed good habits, he's saying.

It's hard to break a bad habit, but it can be done. It takes 60 to 90 days to create a habit, he says. You can force yourself to do the things successful people do for two or three months. From then on, it will be automatic. But you have to know what you want.

You have to have goals. "People without goals are like ships on the high seas without rudders," Lumbleau says. "They float with the tides. They drift and they dream. They dream that some day they're going to drift into a calm harbor." But dreamers end up on the rocks, Lumbleau says.

He is about finished now, but first he wants to dispose of one of the myths about success. "Some will say you have to be lucky to be successful," he says. "That's their crutch. Let me tell you: There is no luck to success. Success is absolutely predictable.

If you will listen to these tapes, direct your effort, control you mind and set your goals you will be successful. There is no doubt about it. I promise it."
